Company, trust or private owner? What Guernsey's planning register shows
Guernsey's sold-price register names no owners at all — it records an address, a date and a price and nothing else. The planning register does name the applicant, and for a householder application the applicant is usually the owner. Across 5,400 named applicants, this is how they break down.
| Applicant type | Applications | Share | |
|---|---|---|---|
| Company or developer e.g. Albany Apartments Ltd · Falles Properties Ltd · RW Randall Ltd | 749 | 13.9% | |
| Trust or estate e.g. Little Chapel Foundation · The Dragon Trust · The Corbet Field Memorial Trust | 27 | 0.5% | |
| States, parish or utility e.g. Office Of The Committee For Health And Social Care · Guernsey Housing Association · Policy & Resources Committee | 209 | 3.9% | |
| Not stated as a company or trust | 4,415 | 81.8% |
"Grow Limited" is a company; "Mr & Mrs W Merrien" is not; "Estate Of Mr Edward Brady" is an estate in administration. That is the whole method. A name without a company or trust marker is reported as exactly that — not stated as a company or trust — and never asserted to be a private individual, because a company can apply under a director's personal name and often does. Nor is the applicant always the owner: a tenant, a developer under contract or a neighbour can apply. Treat the company share as a floor, not a count.
