The Toilet Index

Bathroom counts and asking-price comparisons in Guernsey, computed from the latest catalogue of priced homes for sale with a published bathroom count. These are comparisons between groups, not the value of adding a bathroom. See the method and sample sizes below.

£442,500Median asking price per bathroom across 923 homes for sale
1,928Bathrooms currently on the market — 2.1 per home, 0.64 per bedroom
+108%Going from 3 to 4 bathrooms in a 4-bed: £1,275,000 → £2,650,000 median asking
1.9×A bathroom in Torteval (£750,000) costs this much more than one in Alderney (£399,000)

Asking prices by bathroom count

Same bedroom count, one more bathroom: median asking price of each group side by side. Only pairs with at least 8 homes in both groups are shown. The uplift is not the cost of a bathroom — it is what the kind of home that has the extra bathroom asks for, which is why the jump is largest at the top of the market.

Which agents sell the most bathrooms

Ranked by bathrooms per bedroom across each agent's current sale stock — a measure of the kind of home an agency handles, not of the agency. Savills Guernsey tops it at 0.76 bathrooms per bedroom; Vision Estate Agents sits at 0.42. Agents with fewer than 10 priced sale listings are omitted.

Curiosities

11 homes for sale have more bathrooms than bedrooms — Six Eighty One, Route De Rocquaine, St. Pierre du Bois, GY7 9HT (3 bed, 4 bath), L'Ecume De Mer (5 bed, 6 bath), Buena Vista (5 bed, 6 bath). 31 four-bedroom-or-larger homes are still asking a family to share a single bathroom, median asking £749,000.

Method — and why it is called the Toilet Index

No agent publishes a WC count, so the index uses the bathroom count printed on each listing, which is the closest structured field the catalogue holds; en-suites and cloakrooms are counted however the agent counted them. Every figure is from asking prices on live listings the day the page is viewed, so the numbers move daily and are not achieved sale prices — for those see sold prices. Medians are used throughout so one very large house cannot set a parish's number; rows with a small sample are dropped rather than shown. Price per bathroom is a ranking device, not a valuation: a one-bathroom flat in town and a five-bathroom house in the country are the same catalogue, and the ranking reflects what kind of home each parish and agent sells as much as what a bathroom costs. Rentals, land, commercial lots and listings with no price or no bathroom count are excluded.
