These are advertised rents divided by advertised prices. Achieved figures for both are typically lower than asking; voids, agent fees, maintenance, insurance and Guernsey income tax on rental profits all come out of the gross figure; and a median hides the spread within each bedroom count — an Open Market penthouse and a Local Market terrace are one bucket here. Treat this as a starting point for which segment to investigate, not an expected return. Rental listings are also a small sample (64 live with a price and bedroom count today) that turns over quickly, so these figures move week to week.
